We are all susceptible to the inflationary rates that impact our every purchase. However, as the price of goods goes up, rents increase as well, escalating the value of the property and the cash flow. 

Additionally, when interest rates increase, a smaller segment of the population can afford to purchase a house within the immediate future. This creates a larger demand within the rental market, and drives up the rent.
