Wishing a very Happy New Year to our valued PREP community. I hope 2026 has been off to a great start for you and your family.
This time of year tends to bring upon some self-reflection. Many of us think about what went well during the previous year, and what didn't go as well as we had hoped. We often set goals and intentions for the new year; both professionally and personally.
As my nutritionist will tell you, I did a complete overhaul of my diet about two years ago. My paternal grandfather died at the tender age of 49 and my father died of cancer at the young age of 53, so I decided that it was time for me to be more proactive in ensuring (as best as I could) that I will be around to enjoy my children and grandchildren for many years to come. Because that's what we as humans attempt to do - we learn from the generations before us - and although not everything is in our hands, we do what we can to control the controllables.
I've also done quite a bit of thinking about how, for generations, real estate has served as one of the most reliable foundations for building and preserving wealth. Through economic cycles, changing markets, and evolving communities, thoughtfully acquired and well-managed real estate has continued to provide income, stability, and long-term appreciation. It is this enduring strength that has made real estate a cornerstone investment for families and institutions alike.
For me, this belief is deeply personal. My family are fifth-generation real estate investors. My grandfather invested in real estate, my father started a small real estate syndication, I manage PREP together with my sons, and even my grandchildren are invested in PREP deals!
Long before multifamily became an institutional asset class or data-driven models shaped acquisition decisions, my family understood a simple truth: owning quality real estate in strong communities creates lasting value. Each generation built upon the discipline, patience, and stewardship of the one before it; learning not only how to grow assets, but how to protect capital and think long term.
That multigenerational perspective shapes everything we do today at PREP. We invest with the understanding that real estate is not about short-term speculation, but about consistency, resilience, and responsible growth. Multifamily properties, in particular, have proven their ability to perform across market environments by meeting a fundamental human need - housing - while offering investors durable cash flow and inflation-hedged returns.
Our approach reflects the lessons passed down through generations:
- Focus on quality assets in strong, growing markets
- Operate with discipline through both favorable and challenging cycles
- Align interests by investing alongside our partners
- Make decisions with a long-term horizon, not quarterly pressure
